Of all the features your Norfolk, Chesapeake or Virginia Beach home your home has to offer, one of the biggest draws is a lovely, spa-like bathroom.  Unfortunately, all the white pillar candles in the world won’t help if it’s just casting a glow on grime.

Scour your Shower
If your shower door is grimy you may not need to replace it but you do need to get the soap scum off.  Products like “krud kutter” and “Goo Gone” will take the grime off (that’s why mechanics swear by it) but the real trick is to keep it sparkling during the sale. One savvy friend sprayed her door with Rain-X, the same product she used on her windshield. The door repelled everything – from water to soap scum.

Tidy up your Tile
If your Norfolk or Virginia Beach Home needs a makeover, painting  the tile can be an inexpensive alternativeTile is a major home selling point – unless your tile is 1960’s avocado. No worries and no need to retile either. Just coat your tiles with a good epoxy primer and then spray them with a soothing new color.  Just remember to use plenty of ventilation and pick a neutral color.

Clear the Decks
Nothing says “I’m never leaving” like a countertop full of clutter.  Take everything personal off the countertops every morning when you finish using them. Leave only a soap dispenser and fresh hand towels.

It’s Called a Vanity for a Reason
Consider giving your vanity a makeover by replacing the fixtures with an of-the-moment finish or style.  You can always look in second hand stores, builder warehouse overstocks and reclaimed fixture outlets for inexpensive upgrades. If all else fails, a quart of paint gives and immediate pop to an ordinary vanity.

Corner the Market
You may not see the grime that’s built up in the corners of your bathroom but your potential buyers most certainly will. A little toothpaste on an old toothbrush will take up the dirt off of a vinyl floor but as a bonus can remove any residual stains as well.

Keep these tips in mind (and your laundry off the floor) and your bathroom will have buyers saying “ooooh” instead of “oh, no!”

Play Up Your Home’s Best Features

Virginia Beach, Chesapeake and Norfolk home sellers know that the Hampton Roads region is full of fun, popular and attractive cities. It makes sense then that if you want your home to sell fast, you have to sell the region, the city, the neighborhood AND your particular home.
You know your home and home base better than anyone, you know all the quirks features from your intimate back yard deck where you’ve hosted a dozen parties to the seafood shack down the road that makes the best crab cakes. These are likely the reason you bought your home in the first place. By helping buyers feel more at home, you can help them see how your place, could become their place.

To show off the wood floors in your Norfolk Home, clear away any unnecessary furniture.Norfolk Homes: Many classic Norfolk homes have gorgeous wood floors and vintage details. To highlight this unique feature, you’ll want to move all but a couple of key pieces of furniture out of the room. Pick your room’s focal point – a fireplace, large window or perhaps a unique floor plan and position these key furniture pieces to draw attention to it. A lovely rug will connect the pieces and take on the job of reducing the noise shoes make on wood floors.

Chesapeake Homes: Chesapeake has grown quite a bit with many families choosing to either build a new home or renovate a classic home. Even the most gourmet kitchen can leave a bad taste if the counter tops are cluttered with small appliances and personal effects. If it’s not bolted down (like your stove) put it away. If you must have something on your counter top, make it a plate of cookies.

It’s just not hard to sell a home with the word “beach” in the address. Reinforce the message by clearing away your personal accessories and replacing them with a few select beach-themed pieces. If you’ve got hurricane lamps, add some sand and a starfish. Take down the photos of your kids and put up large format, stunning beach photos. It doesn’t matter if you’re miles from the beach or within walking distance, beach living is part of the draw. Use it to your advantage.

Finally, remember you’re selling your neighborhood, too. One clever friend of mine knew she had a great Norfolk home, but she also had neighbors who genuinely liked each other and whose kids often played outside and on the same sports teams. She made sure that potential buyers found her “top ten reasons why you’re going to love living here” list. A year later her home buyers sent her a thank you note – and their own top ten list.

With 2009 coming to a close, now is a good time to reflect upon the year and what you hope to accomplish for 2010. For the prospective home owner, this means a new time to search for that house to call your own. If you are interested in buying a home next year, use this vacation moment to decide how you wish to complete the process to your satisfaction.

Setting Goals for Home Ownership

If you have been searching for a while now, you may wish to ask yourself why you have not yet bought a property. What conditions kept you from signing that contract? Perhaps you found yourself constantly outbid at every turn, or maybe you wanted certain provisions from the seller that he/she was unwilling to provide. There may have been issues with real estate agents, or with your job that may have prevented a commitment as well.

What can you do in 2010 to improve your prospects? Some changes may be in order.

  • Obtain a new real estate agent: If you have been working with one agent in particular with no success, you may want to consider finding another Realtor to assist you. Or, if you have searched on your own, working with a Realtor may expand your options.
  • Reevaluate your finances: In 2009 you might have been approved for a certain amount for mortgage payments. Did that change over the year? It’s possible you’re now able to put down more money for a new home.
  • Search in a new neighborhood: Over time new housing developments emerge. Take the time to explore your area and see what is new and available in your price range.

Let 2010 be the year you find your new home. By making some changes in the way you search, you just might find the house of your dreams.
